    Derksen portable building questions

    I'm looking into purchasing a 12"x26" Derksen portable building and am clueless what I'm doing. I have three main questions & would greatly appreciate any advice.

    The sales woman tried to sell me hurricane straps for $200. My first thought was Rocksprings, TX probably doesn't have hurricanes so there's no need. She said they would prevent problems when it gets very windy. Anyone know if these are necessary? I know it's only $200 but the building is sitting on very rocky ground so I'd have to hire someone else & pay several more hundred dollars having them drilled into the ground.

    My second question is about insulation. I don't remember exactly how much she said it would cost but i think it's close to a thousand dollars to have it come insulated. I think she offered to sell a radient heat barrier, also. My plan is to use a window a/c & heater. It's a metal roof with a "LP Smart Side" Urethane engineered wood. Will a 12,000 BTU ac/heater keep a 300 sq/ft shell cold/warm even if there's no insulation?

    It's going on a slight hill so I'm guessing the front of the cabin will probably be 3-4 feet off the ground. The sales person said I would need to provide cinder blocks when they deliver it and the delivery guys will make sure it's level. She said 16 cinder blocks should be enough. Should I be worried about the building being put on cinder blocks? Any advice about these portable buildings would be most appreciated.

          I just had a 12x24 built with 8 ft walls. 12x8 loft, 12x2 work bench, 7x7 roll up door, ridge vent, heat barrier roof, ramp for $2,995 built on site. Everything I found already built was double. Www.affordablewoodsheds.com

            I wouldn't figure you would need the hurricane straps, but if you would like to strap it down, they sell those straps & augers at Home Depot

                  You will need insulation if you don't want to work your unit continuously. We had 12X24 cabin on our last place & it was double walled w/o insulation & when it was hot or real cold the unit had to run all the time.

                    Latest update to my original post. I didn't end up getting the hurricane straps when it was delivered about a year ago and am glad I didn't as it would probably have been a waste of money. I did send about $1,000 on spray foam insulation and am very happy I did that. I have a portable 12,000 BTU heater & a/c and couldn't imagine what it would be like without insulation.
                    I have developed a mold problem inside and recently contacted Derksen since there is a warranty for this issue. They haven't come out yet to fix it but they said they will.

                      Just noticed this thread was a year old.Are you happy with the unit? We are looking at buying one for our new place & my wife is looking hard at the Derksen. What town did you get it from?

                        You can definitely save some money by having one built. I built mine with my dad's help in two weekends. It is a 12x20 storage shed with metal roof, ridge vent, 8' side walls, 7x8 roll up door, standard metal house door on the side, 2' centers with double 2x4s at seams, 3/4" plywood floors, all treated lower portion. It also has a 12x8 loft in it. I spent about $2000 in materials. I do realize this is a old but money can be saved different ways.
