I wasn't asking about illegals we leased a property down there a few years ago along the lake. With a high fence on one side. Needless to say it was high fenced out for a reason

I might have leased out the place you are talking about when I was in college. We had issues with drug smuggling coming across the lake. The hunting was pretty decent. Lots of deer, pigs, javelina and blue quail.

It sounds suspect, especially if he knows the previous guy over hunted it. Any sides high fence? If I were you I would be very interested to know who the neighbors are and how big are the surrounding ranches? Appears to be a complete roll of the dice at this point unless it is just too cheap to pass up.

If it is the owner is not being truthful. The rancher David and his family hunt that place. He took over the grazing rights on our place last year. We didn't get renewed this year and he is now ranch foreman. That guy is bad news.

I am not familiar with the area and I have only gone once. But I don't remember seeing a gas station.

YES!!!!!! David is a absolute piece of you know what! We suspected that he was hunting our feeders when we were not there but could never prove it.... We finally got off because of a couple reasons and he finally got caught either on our old place or another place the year after. Jackarse apparently would go hunt, and take friends to hunt also, during the middle of the week and had small tripods that he would temporally put up to hunt over your feeders

Neither the owner or the foreman is named David. There are some hunters on a pasture across the highway on another property he owns and I believe they would be happy since they killed a 160 class deer. I don't know anyone in that group.

If it's the place across from the gas station I would stay away from it. You can pm if you have any questions. Hopefully it is not the place I think it is But it does sound very similar to a place I hunted a couple years ago.
