48 hours of insanity I'm thankful for

We had to evacuate our house yesterday and today because of the number of showings our house was drawing. Went on the market around 11:00am Friday, and then chaos started. Began fielding calls and showing requests before lunch was over. Had 2 showings Friday night, 9 yesterday, and 3 today. At one point on Saturday there were 4 realtors and their clients at our house at the same time. One even took the key inside and locked the others out. Ended up with 5 offers, and the worst one was a full price cash deal. Ended up with $13k over asking.

We're pretty shocked. Never expected this to happen, and never thought we'd even get an offer the first week on market. Had to go look at houses unexpectedly today since everything was happening so fast. Fortunately we found one that we think will work for our family in Bear Branch in Kingwood.

This has been a long steady process that began with concerns about the schools we're currently zoned to. I really appreciate everyone who weighed in as we worked through the school issue and also all the Kingwood peeps who answered my questions about the area.

It ain't over yet, but the financing and closing date look like they are going to work out smooth for everyone. Very very thankful right now!

Awesome deal, can't beat action like that.
Almost sounds like it was listed too low ?

      Congrats!

It's crazy like that up here too. My wife had a client that looked at a house on a Monday, the day it went on the market. By Tuesday at noon they had multiple cash offers over asking.

Congrats. A neighbor down the road listed their place for $299k a week or two ago. Tax appraisal is $141k. I checked their realtors site and it is already sale pending! I dont know what they are actually getting but it was listed over twice tax appraisal. Makes me want to sell mine and move farther out....

Man that is awesome for you. I have started a button some things up at our home as well and will hopefully be putting it on the market within a few months hopefully I'll have the kind of luck you've had congrats

My son sold his house in SW Houston last year, and it was much the same. Had 3 offers before it was even listed and got a full-price offer.

We are going through the same deal....sold our house in a couple of days and went to Dallas looking for the new house. If you think it's crazy here, it's 3x worse up there. I was amazed at the number of $300k that were complete absolute crap. I'm talking not cleaned, smelled, obvious foundation issues.

We found a house in Corinth but lucky they picked us out of the multiple offers they had. If you're out house hunting, try to get a minute or two with the owners. It was because we talked with them both times when we looked at it that made the difference.

Outstanding. Good luck on the closings and welcome to Kingwood.

Heck yea. Same thing happens when I listed my house 2 months ago. Hit the market at 4pm Wednesday and I signed full cash offer at 2pm Thursday.

Tax appraised value means absolutely nothing when looking at market value.
