I call on a lease last week that was listed on Craiglist for a lease in between Fredericksburg & Kerrville. The guy didn't really give me much info, but said I was the 2nd person that called and the 1st person was supposed to be out Monday (3-23-15). I try to get some info to either decide if it was worth a trip out there from the Houston area. I told him I could make it any day last week but he wanted to give first caller a chance. I understood and told him to call me if they didn't take the lease.
Yesterday, I drove up to Burnet to look at a lease, and called the guy to make sure the people was still coming to look at the lease. He told me that he has tried to call them all weekend but they never returned his call. I told him I was close to the area and if I could swing by a look at the place, I would. He said he would have to get back to me.
This morning, I get a call from him stating that the guy didn't take the lease, and asked me if I wanted it. I told him that he never gave me any info, but I would like to learn more about it. I knew it was 500 acres, $2000 per gun, 4 guns Max. He told me he wanted a group of 4 and not lease it out individually. He asked me how many hunters I had, so I told him 4. He then says " I really don't want 4 guns on the place shooting up everything. I replied that he just told me 4 guns max, He told that he would prefer that 2 people pay for 4 spots. I then say well why don't you advertise it as 500 acres, $4000 per gun, 2 guns max. He said because it could hold up to 4 hunter.
I then ask him about the animal quota. "1 buck, 1 doe, and 1 exotic doe". I said you are wanting $4000.00 per hunter for that. He then tells me $1000 kill fee on any exotic buck, so I begin to think maybe this is a high fence place. Nope.
He then ask me "How many trailer we were bring up" I told him I imagine maybe one for every hunter. He says, he only has room for 2, and that they can't be left there year round. I ask" Isn't this a year round lease"
I really laughing now and have no interest in this place after everything he has told me but I can't believe him, so I keep asking question.
He tell me, that nobody else will be able to hunt the property, but him, his brother, and nephew hunts it but will not hunt the hunters stands. He tells me that they don't have stands but just hunts the area that the members don't hunt. Man sounded like the guy from Slingblade. I told him I think I will pass
