Looking To Buy Land In Eden, TX

Hey guys so I have been doing a lot of research and I am looking to purchase some land in the Eden, Menard area. Nothing huge, looking at between 30 and 50 acres. I have found a couple of spots with owner financing which is nice. Anything I should know about this area? I am looking for somewhere that has some free range exotics as well as whitetail.

A few years ago there were a couple of places for sale near Eden, and they were dirt cheap..Seemed too cheap.Turned out there was no water.wells were dry,and supposedly you couldn't dig deep enough to get any

A buddy of mine has a lease in Eden, about 1000 acres give or take, and a large ranch that borders their lease on 2 (?) sides was recently sold and is being subdivided into 20 - 50 acre lots. Needless to say the hunting out there is about to take a nosedive and they won't be staying on much longer. Hopefully this works out for you ok though.

Interesting, I wonder if they are the lots I am looking at? Would dividing them like that ruin the hunting?

Most of those I've seen went downhill quick.

Good to know. I looked up the other properties and you guys are right, looks like they took 200 acres and chopped it up into 10 adjacent areas. Pass on that one.

That size of land would allow someone to hunt and kill everything that walks onto the property for himself and all family members......

Yeah I could see where bad neighbors would be a major problem there

Lots of goats and sheep and not known for big whitetails, good turkey though.
