    HUNTER BEWARE
    Just want to give a review of a lease listed on lease hunter.



    Let me start out by saying the property is very, very beautiful. The deer population is very high, you will see 15-30 deer every time you sit. I believe part of the reason for so many deer on the property is the year round feeding that started last year. We were able to draw in deer from surrounding properties and keep them on the ranch. The biggest deer we had on camera went ~ 120 so there are no real trophies yet, but the place has a ton of potential. The property has only been under management for one year (last year), not three years as stated in add. There is a really big population of blackbuck and a small but present population of Axis. Aoudad are there in the hills in pretty good numbers and the hogs well they are everywhere. The camp site is decent with numerous trailer hookups all provided by past hunters, including some last year. The cleaning area is great, concrete floor with covered roof and exceptional lighting for cleaning at night. The old camp house provides a place for a good long hot shower if your trailer shower is too small, but beyond that it is not really good for anything else . All in all this is a awesome piece of land with a huge potential with the right group of long term management minded people.

    Now the HUNTER BEWARE PART. The landowner is not one you can develop a long term relationship with. The husband is a great man; however he has nothing to do with the deer hunters. This lease is run by the wife. She is a micromanager; she will constantly be in your business and patronizing you evey chance she gets. She brings the term “active landowner” to a whole new level. One of her favorite lines “you’re a deer hunter, deer hunters lie so I don’t believe anything you say”. This wonderful comment was told to numerous hunters on the ranch. She also liked telling us repeatedly how she could be getting 5-6k per gun for the lease just to kill WT. We paid $3200 plus we fed corn all year and protein from Feb 15th-Sept 15th. This allotted us a trophy, cull, two doe, doe blackbuck and an axis. Don’t get me wrong, the price WAS reasonable and we all had long term management in mind which is why we only shot culls last year and let a lot of nice 8s and a few 10s walk. She will pick a couple guys from the group and confide in them which is fine. The problem is she begins talking negatively about the other members. She then attempts to get you to agree with her by constantly repeating her negative comments over and over to see if you will finally side with her. She stresses out over everything that goes on at the camp and will let you know about it. We had a lease member who had a nice porch outside his trailer and we would all congregate there in the evening to eat and socialize. This activity drove her crazy, she hated the fact we all acted like a family and not just a bunch of individuals on a lease who hated each other. She thought we were getting together and conspiring against her. She has a bad habit of forgetting things, she will tell you that you can use something off the lease and then drill you later about using it without asking. Oops she forgot she told you it was ok. Nice part is she will not ***** at you one on one she will send out a mass email to all on the lease to ***** you out. She wants everyone to know she is in charge. There were multiple hunters she belittled in front of their kids or other hunters for not texting here the second they killed an animal. God forbid your phone battery run down while in the stand. You have to be very careful what you say, you can’t voice your opinion for fear she will just decide to kick you off at the end of the season. This is just a LITTLE glimpse into what type of person this lady is, hell she even took credit for spending a bunch of money to improve the deer herd last year. For some reason I just can’t recall her spending one dollar on the thousands and thousands of pounds of protein we fed.
    With all this said, I know you are probably thinking I was kicked off at the end of last year and I’m just mad, well I wasn’t. In fact the lease had 15 hunters, 3 got kicked off and the remaining 12 of us chose to not renew our lease, 8 which had only been on there a year. We could no longer handle the antics of the landowner, which grew increasingly bad as the season went on. You know how much time and money it takes to move to a new lease so you can imagine how bad it was if we were willing to pack it all up after just one season. I noticed she has already changed the wording in her add and it has not even been posted a week yet. She took out parts about being strict for the hunters and landowners benefit. This is an FYI for you guys looking for a lease, take it for what it’s worth.

    I'm gonna forward this to someone...I think I know who this is...and if it's her, then yes, this is about dead on from what I was told previously...

    Did she ever give someone permission to shot a black buck, then forgot she told them and afterwards tried to "fine" them the cost of the animal?

              Thats too bad man. I completely understand you not wanting to continue hunting there. The lease is about fun, family, stress relief....... good luck on your new lease hunt.

                it would be nice to black ball this lease, I think land owners and managers need to learn how to treat us, especially when we live up to the original lease terms. I know that there are guys on here that would flock to this place just to try and get along with her, she needs to be shunned. Sorry for your experiences, you can always come to MeXiCo!

                      And copy her husband and LeaseHunter!!

                            I inquired about this lease the day it came on lease hunter; had multiple emails and a 45 minute phone conversation with the landowner.

                            Got the feeling that she was incredibly hands on and when asked if I could contact a lease member that left voluntairly she was not having it.

                            To many little red flags that made us pass on it. Glad I did so now; thanks for the heads up.

                              There is always someone who will lease it but I wouldn't. Sorry to hear about the issues.
