    Lease Help

    First off I completely understand that the process of finding a lease is a headache among other things.

    Last year I was very fortunate to find a small lease a reasonable distance from where I live. It being my first time ever leasing I offered to help move timber during the off season, and actually got a little bit knocked off the price (which was a surprise). Recently I called the lease owner in regards to beginning payment on the new year. He told me he was planning on extending my lease to connect with some new land he had bought. The price he is looking for is way over what I can afford. I'm still hoping to maybe move my lease location to something that suits my price range, but I'm still preparing for the worse.

    I am not asking for a handout. I understand first hand that having a lease is something you take pride in. Having someone who may not have put the amount of time, work, or money into the land hunt it isn't ideal. I completely understand that. My question is for people that may know of any land opening up in East Texas that I could hopefully contact an owner about.

    I'm not in any way against having a lease with others, I've just never been able to work that out with anyone. With that said if there is anyone within 100 miles of Tyler who would like to possibly talk about something like that I'm very much interested. Worst case scenario I can hunt public land, but I'd still like to try my hand in getting out there and finding a place.

    Any help would be much appreciated, and if anyone could point me in the right direction i'd be grateful. I've check every classified I have access to and have a membership to just about every lease website there is.

    Depending on how many acres, I would just add a person if you are happy with the hunting

        This for sure. If the size of the land will support more people, just get a buddy or two and share the cost. More fun that way, too.

          Yeah I have mentioned this to a number of guys I know who'd be interested. Price is too steep for them to commit.

            How much land is the owner adding? Maybe he could/should lease the other piece separately? Or do you think he's trying to get rid of you?

              Adding roughly 150 acres.. jacking the price up 2500 more then I originally paid... so the total acreage would be south of 200. Not trying to get rid of me at all the previous guy who had my spot they hated. When I came in I became very close to the the lease owner and family. It's a business decision for sure... he's adding land and wants to connect properties.. he has other "zones" I'm just trying to find out what I can potentially lease and for what price. That's why I figured I'd ask the green screen if they knew of any opportunities. Hoping for the best and preparing for the worse

                Depends on how much you like the place you are on. If you like it I bet you can find enough guys to fill it.
                Is the pasture he added possibly better than the one you're on?Might be worth looking into.

                      2500 for an additional 150 acres sounds steep. I'm looking for a lease as well and haven't had any luck yet.

                        200 acres in East Texas is a lot and should hunt big unless it is clear cut. Add a friend or two and you should be ok. $10 an acre is not out of sight.
