Just offer a price that is in the market for land without mineral rights in that area. Don't sweat the mineral rights. You will still receive damage compensation if they do any surface work on your place. I have been paid for seismic surveys and also sold some water while they were drilling across the road.

Need some land buying help.
On 6 acres, I would try to get the executive rights (AKA leasing rights) along with at least half of the minerals. This allows the previous owners to still be paid half the royalties, should there be a productive well drilled on the property, and it gives you the ability to keep people from drilling in your back yard.
I would also ask for some proof of mineral ownership and possibly get a lawyer involved to examine title if you can negotiate minerals into the deal.
I'm in the production side of the oil and gas business. Whoever came up with the idea of severing surface and mineral estates has caused us many headaches.

True, but the mineral royalties would generate the land owner more money. It would all even out in the end. Some states never made it legal to sever minerals. I wish Texas never had either.
We drilled a well this year on a place with 14 different mineral owners and one surface owner who owned no minerals. Talk about a headache...and many properties are much worse.
