    Land...what to do with it?

    Seeking opinions (that's always a risk on-line).

    My wife and I own 150 acres in Polk County. It is divided by a lightly traveled road (112 acres on one side and 38 on the other). We hunt it and take deer each year, but we do not hunt it hard. We have good neighbors, been selective, practiced good stewardship and benefited from all of this.

    The challenge is the good part of the season comes and goes so fast and without boring you with details, I feel we do not utilize the resource correctly. The 38 acres across the way is thick (awaiting some logging to thin it out) but goes unhunted. You can not step without stepping on acorns right now (and no we are not cutting those beautiful oak trees!).

    Any thoughts on how to get more involvement up there without leasing to someone outright? Has anyone ever had any success in bringing in someone to help out for hunting rights? Just looking for ideas? Maybe a swap kind of thing...bow hunting for spring turkey hunting?

    Any thoughts would be appreciated. Its east texas so there really are no deer! Haha!

    Surely all of it can't be so thick you can't see the ground. Crawl up in an oak tree on the 38 acres that offers the best visibility and arrow something!

      We lease 250 in Polk and have had no problems so far. Been doing it for four years now. You need help let me know I am always interested in leasing land to hunt!!

        I'd be interested in helping out, setting up stands, feeders, etc. looks like I'm not too far from you in Houston...garden oaks area.

          Sell it and buy something you will use more!

            Sell it for a nice profit and go on a bunch of guided hunts all over the US (or Africa). Take lots of pics!!!

            Or, you could join some other hunting forums (out of state) and do a hunt swap like you mentioned. I know tradgang has a forum for just that thing.

              maybe ask around at the feed store they may know someone trustworthy, (I wouldn't place an ad though) looking to do work in exchange for hunting, dig tank or build cross fences, or thin the trees for some hunts, wish it was closer to us here.

                From all of the experiences I had leasing in East Texas there are probably ALOT of people already hunting your land that you do not know about.

                  Good point and all other points are good. Def not selling. I intend to inhale and exhale my last breath on that place. Hopefully it wont be for a while. I will check out hunt swap site... problem is we know how fickle east tx can be.... on the 7th and 8th I was buried in deer... on the 13th you would have thought there were no deer in county. On the 16th when I took my buck it was wide wide open again. Hate to bring peeps in and they hunt in the lull.

                  Regarding how to hunt the 38 acres... oh a man can bow hunt it now, but it is discouraging to only see so far. The 112 acres has some open fields to it and during the chase, the more real estate one observes the better.

                  Others hunting my place for me. I am lucky. I have not had any east tx issues. In fact, I have hunted east tx 20 yrs and have never had the challenges that east tx is infamous for.... now if I leave my truck door unlocked in my driveway here in Houston there will be a guy in it before 2 am.

                  Any more ideas?
