    A/C question (new build)

We are looking at building a house, 1800 sq ft.
We are wanting to finish the bonus room (in a year or two)above attached garage (about 380 sq ft)
My question is, can we put in an ac unit big enough to cool bonus room, with it stubbed off. Or would that be oversized and not circulate the air well enough?

If you go with spray insulation ( which I highly recommend)
You can go with a 2.5 ton unit and include the bonus room later. Go ahead
and drop the ducts for the bonus room. That amount of square footage ain't
all that much for the AC to handle. A 2.5 ton unit will handle that footage
    with spray insulation.

Mini Split system would work nicely

What is a mini split unit? Just a little unit just for up stairs? What would something like that run?
What about those self contained wall units?

It's a wall mount air handler that connects to an outdoor condensing unit. Multiple air handlers can be connected to some condensers. Mitsubishi makes some really nice ones.

Its a miniature split system that has a small indoor wall mount air handler that the conditioned air comes from. The best thing about a mini split is the independent control you will have over the system regardless or constructions challenges you may encounter in this "bonus room". If it is insulated different from the home or located in the attic space it will need its own thermostat otherwise it will never cool properly when ducted off the main system.

Brand wise I stopped using Mitsubishi when I noticed their indoor blower wheels required cleaning every year due to mold build up. Lots of other people having the same problems. For this reason Daikin moved up on my list from number two to number one when it comes to mini split brands.
