Thinking about pulling the trigger....what would you buy?

I've been thinking about buying a place recently and wonder what the best bang for your buck might be in the below areas. Not interested in far west desert land but more something within the following triangle:
Junction - Lampasas - Goliad
I follow landsoftexas and have what I believe to be reasonable expectations. I'd like to explore looking at maybe 200-300 acres. Whatever personal experiences/feedback you have is appreciated.


Dove
Deer
Water (a bonus)
Ducks
Turkey
Quail (a bonus) - I realize it's hard to find decent hunts me quail populations in these parts
Exotics (a bonus)
Doesn't have to have a house.
