owners of small tracks in rocksprings

Just curious to see if any of y'all own any of the small tracks of land they are selling around rocksprings. I see alot of tracks 20-40 acres for sale down there. With the cost we pay for leases a person could be buying a small track and have a place to hunt all the time.

Ive always wondered the same. Seems like if everyone is hunting, the deer wouldn't have a chance. Are these hunting places or are people just buying for a weekend cabin area.

That's the same thing I was wondering. I've found alot of 50 acre tracks 60-90 thousand with small cabins.

i hear the general rule of thumb down that way is, 'if it's brown, it's down.' the right place might not be too bad though and if there's a chance at exotics too, then that's a bonus.

There are no places for sell in the Rocksprings area and there are NO Deer, Turkey or Hog down here

My brother in laws dad just bought 26 acres in Rocksprings last year. The neighbors are all good people and want to be management minded. Of course its hard with small tracts but if the majority want to be management minded then it can work. So far we've seen TONS of hogs, some pretty good sized Axis and a few does.

Gotta be very careful in those situations. ..especially if everything around you is little tracks also.

I'd strictly like it for exotic hunting in the offseason when I cant deer hunt.

If the main reason your buying is for the hunting, don't waste your money.

Ask the guys around San Diego tx...same situation, everyone has 50 ~ 200 acres. ...there's nothing left.

Buddy's uncle had 60 acres (2 tracts) there and hunting was good the first 2 years.they took 2-3 deer. The neighbors on 30 aces invited all he knew and took 30 plus. The 2nd year the big neighbors high fenced em out. And the place was shot out the following year. Unless strict management practices exist run forest run.
