    Average cost per acre for a lease?

    One of my leases is in Upshur County near Gilmer, It's an ok lease but not great and we are paying $3750 for 200 acres. I feel we are being overcharged quite a bit. I was just wondering what is the going rate per acre in East Texas and maybe I can renegotiate lol

    That's a lot in my opinion. My lease in East Texas has several members, but equates to about 150 acres per member. We pay $850 each. We also have running water and electric for our camper-trailers if we choose to camp on site... That's an extra $150 per year. So for $1000 a year we have a hunting lease and a nice get-away year-round.

      I'm west Texas and pay $10 per acre for mainly cattle grassland
      But have elect no h2o, though you didn't ask

        $4 acre but $1k trophy kill fee. If we all killed it would be $9/acre.
        No electricity or water.

          North Texas lease is going for $3.75 per acre. The lease is not one of the great ones, but there are plenty of deer. Not very many extra large racks, but there is plenty for me.

            I charge $12 an acre in southeast Texas. 80% hardwoods 15% pine 5 % fields. Camp and water , no electric. Stays full w waiting list

                $4 per acre in western hill country with tons of deer and a mixture of exotics. No water or electricity though. Smoking hot deal for where we are!

                  When we were thinking about leasing out the family land every one we spoke with was 10 to 15 per. Some around us was much higher. Just kind of depended on what they have to offer. A lot of smaller places don't really do it by the acre as much as the tax bill every year. If you looked at the place and agreed to the price you have nothing to complain about. If it's no longer worth the value to you move on.

                      Sounds like that is what he is trying to do and was simply asking for advice on what he should expect to pay.

                      10$ an acre is probably the average but thou could pay way less or way more depending on the property.

                        15 an acre but could get 20 its year round. I have good people on the lease and as some have said I have a long waiting list. I have also had a few try to under cut thats the 20 an acre. 1150 acres

                          The right 200 acres is worth twice as much as the wrong 200. And try to remember that as a landowner having people on your property can range from inconvenient to a pain in the rear. Your lease payment amount needs to be enough to offset that irritation.

                            We have 425 acres leased. Pay 6000 a year for year round access. Immediate family is welcome but they hunt off your allotment. Small house with water and electricity is included. Hill country. Lots of deer and pigs. A few exotic.

                            My kids live going. Worth every penny to me.
