    Hunting around Weslaco?

    Long read here folks, but I need some information. First the situation:

    Kaitlin had a great uncle who recently passed and never had any children, no known legal heirs, other than his three brothers, one of whom was Kaitlin's grandfather. Of the three brothers, two are deceased, including Kaitlin's grandfather. We received the information from the probate attorney today working out who all should receive what percentage. Kaitlin won't receive a huge portion, and it doesn't seem like he had a ton of assets, BUT he did own quite a bit of land down around Weslaco. The family is trying to determine what to do with the assets, whether to sell them and distribute the funds, or what. So, he owned this land in Weslaco, along with the mineral rights, and I'm trying to do some research about it. One thing I'm interested in, is what the hunting is like down there. If it's great hunting, and the family decided to keep the land, they might be able to lease it out, or even just keep it as family land, but trying to figure out what its value might be. Is that area prone to having good oil production? This land has been sitting, untouched, for a long time, probably over a decade, but used to have a large orchard on it. There were some squatters at one time, but that can be remedied if they are even still there. I'm sure there's a good deal of illegal traffic in the area being so close to the border.

    Thanks in advance, just looking for some information on the area as far as hunting, oil, property values, etc.

    Has some of the best White Wing hunting, we go every year for the past twenty. Mainly farmland. Joel

      If it's in Weslaco proper, the only hunting you'll be doing is bird and illegals.

        Agreed. If it's an overgrown citrus orchard it will be very hard to find any birds you down. The closer you are to the river, the more likely you are to have both Whitewings & illegals, as Skloss mentioned. As far as mineral rights, there isn't a lot of new exploration going on in the RGV proper, but you never can tell what the future will hold.

              Great bird hunting. If it's production you are looking for I believe you can go to the railroad commission website and search drilling permits for the area. That should give you am idea if exploration is going on down there, my guess is that most wells that way are gas wells. Land prices will only go up so it would be best to hold on to it for a rainy day, IMO.

                Thanks fellas. Looks like we jumped the gun a bit though. Turns out, after research, it looks like the large acreage was lost to the county for back taxes after he got old and sick. What is left in his name is a small residential lot, and a 5 acre patch best a subdivision. The 5 acres is valued, according to tax rolls, very high per acre, but who knows with county tax rolls. I looked it up on Google and it looks to be just grown up, wild land with some short trees that could be citrus trees I suppose. The undergrowth looks to be at least knee high. I guess it might hold value for a developer, but with only 5 acres, probably not a lot of value, can't put to many houses on 5 acres, and nobody is going to buy it at market value (tax value) for a single family property. Maybe divide it up into 1 acre tracts and put 5 houses on it, but still would have trouble selling for what HCAD has it valued at. We're talking 35k/acre with a tightly spaced, small lot subdivision right across the street.
