    Possible lease question

    Have a 2000acre ranch that I have been removing hog from
    Deer have started to appear back at a few of the feeders
    After ashing owner about hunting deer this fall he wants me to sign a hunting lease with possible charge
    Question is
    What would be reasonable price?
    Remember I will still be removing hog for him

    could be anything.

    depends on where it is, whether there is a cabin, water, electricity, quality of deer, length of the lease......

    anywhere from $500 to $50,000.

      No cabin water or electric I can walk from my front door to property with in an half hr

        Lots of moving parts there.

        Will you have full hunting rights? Year round?

        Are you paid to remove hogs?

        Will you keep feeders full or will the LO?

        Will you have a camp house to stay in?

        Guest?

        Get all the info, post it then you will be able to get good feedback.

          Depends on how much it is worth to you. Start off low and see what he says. You might try talking to some neighboring ranches to find out how much they are paying.

            Met for coffee this morning with owner of property
            I will be able to hunt year round
            No I have not charged for hog removal
            Feeder cost will be split between the 2 of us
            He is getting more game cameras
            (he shot his first deer on this property 68yr ago)
            He informed me it will not be a lease
            He wants us to agree on which deer need to be removed
            Deer hunting will be mostly archery
            He has a nice pole barn that is heated so place to crash if needed
            It has shower, kitchen
            So work hard getting more hogs out to bring the deer in more
            Also I can bring guest as long as they take deer that are agreed upon

                That is a nice little setup right there! Nothing wrong with a free place to hunt hogs where the land owner lets you take a few deer.

                My word of advice, don't start bringing guests around any time real soon unless it is your wife/kiddos and you are with them. Keep working on the relationship before you bring folks onto his place.
