    How much Money for a good lease???

    I've made up my mind. I'm ready to look for a GOOD lease. Me and my neighbor have been talking long and hard about the matter. Every year I have had more than one lease for the last 10 years. After all the issues I've had this year with my hunting partner, I've decided to venture out and find a nice hopefully long term lease that I can one day let my son hunt on. My hunting partner that I've been on a couple of different leases has kinda held me back from getting on a dream lease like I really want due to our budgets being different. Since we have had a falling out, me and my next door neighbor are looking for a good one. My question is, what range should I be expecting for a new lease? We are willing to join a good group of hunters as well. Pretty open on where to hunt. We live near Fort Worth.

    What we are looking for:

    - Nice deer (exotics would be a bonus but not a must)
    - 1,500 + acres
    - Good management
    - Place to stay
    - Guest privileges that can shoot against your quota
    - Long term possibilities
    - year round access
    - Bow and Gun

    Where where where is the question

    Could be from 8$-18$ a acre
    Would think you'll be spending about 13-17,000$ for the whole place

      Go South.Guys I know that hunt S of I-10,pay 3000-5000 per gun year round…Both places are enormous,and target rich.

        All depends on what you consider a good lease. Do you want to kill 140 inch deer, or 180 inch deer? Going to be huge difference in price between the two.

          Depends on how far you want to drive. If you are looking for quality of bucks and don't mind driving a little, then the southeastern part of the panhandle is your best bet. For a good place up there that is too crowded, if will usually run $2500 and up. If you want a high quality place a little closer then some of the larger ranches in the Shackelford, Throckmorton, and southern Baylor county areas would be very good. However, these aren't cheap either. Usually $3500 and up and the expect year feed which could double the price of your lease. Of course, there are always hidden gems you could stumble across that would be cheaper. This info is just what I have noticed while looking for a place over the last few years

              2500-4500 with all that you want it's not going to be cheap but you get what you pay for...

                  I'm on a lease in Burnet. High fence 2200 acres with some tagged bucks that are exempt from menu. Year round access, turkey and pigs galore. Biggest buck taken in three years 170. We took 34 doe this year and still working on bucks and management deer. Lodging included on property for 8 people has MLD. We pay for corn during season. 4500 per, but great thing is 40 min gate to gate from house to ranch.

                    I'm not looking for a place where 140" is considered a BIG deer, but I'm also not looking for a place where there are 180's and 90's ALL over the place. If you know what I mean. I would like a place that has the potential of having 150" deer and the occasional good buck. I want it to still be a deer lease where I feel like I am truly hunting. Not looking for it to have a outfitter pay/per animal kinda feel to it.

                        LOL...... I've always wanted to hunt Mexico someday but not for a long term lease. A trip one day would be nice for those monster management bucks.

                          Beerlease - <$1,000 (if it's brown it's down)

                          Deerlease - $1,500 (hill country 120 class deer)

                          Good deer lease - $3,000 (decent number of 130 class deer, occasional 150+ class deer)

                          Great deer lease - $6,000 (decent number if 150 class deer, occasional 180 class)

                          Trophy lease - $10,000 - $15,000 (lot's of 150 class deer, not rare are 160-180, occasional 200")

                          I think that is close these days.

                            Im sure there are leases "inbetween" these (them lucky finds) but this bout sums it up pretty darn good. Sounds about right

                              The pursuit of antler is a rich man's sport. Personally, I would get a short lived thrill out of killing a 125-130 class deer if it was taken from an area that seldom has thas type of deer. If it got to the point that my deer hunting was costing $10,000 a year, I would have to examine my personal finances. If there was no debt and retirement was fully funded and all other needs were met, I still would have ahard time writing that check.

                              Some of those "if it's brown it's down" deer leases will yield huge amounts of comradere, laughter, and memories without the pressure and hard feelings that come with trying to grow exceptional antler. I could not imagine being in a situation where killing a 150 class deer would be a mistake that would irritate the other hunters.
