    Looking For 2014 Lease

    All,

    I am in a 12 person group that will be losing our lease in mid-December. We were able to take the property from a regular lease to a Level II this year with help from the land owner and biologist. Next year would have been a Level III. We did not break any rules or cause problems to the landowner and the landowner did not do anything wrong to our group either. They are simply exercising their option to take back the property...it sucks, but no hard feelings towards either the group or the owner.

    We took it from an average of 112" to roughly a 130" average over the course of the lease taking a total of (6) 130+ trophies over the three seasons.

    It was in Victoria County and we were ARCHERY ONLY. We have a 12 person group and had 3,400 acres. We are hoping to find something in the same general vicinity also to be archery only but not a requirement either. We are not sure at this moment how many will stay with the group, or want to, the first issue will be the size of the property. Once we finally find the appealing piece of property to determine the size, then we will narrow down the number of people from the group that we can keep or how many to add. We are hoping to stay with around 300-400 acres each.

    Yes, we understand the costs that will be associated with it. We are management minded hunters and know that what we are looking for will have a slightly higher price tag than the average.

    We would like to stay in the same general area if at all possible roughly 3 hours from Houston. We are looking for a large piece of property, preferrably one that already has MLD's, but not a requirement. We are also looking for a lease where we could have a long term partnership with the landowner.
