    Building a new Crib??

I am in need of some help fellas (and ladies)! Wife and I are looking for some land. We have found a piece of property, 10 acres and a part of it is Flood Zone. It's almost solid timber except up front, which is nice but I would like to build up front and keep the timber in the back. What is the best approach to getting someone out there and tell me how or if I can build? How does insurance work on property if part of it's zoned this way? I have a lot of questions. I have a phone and am willing to listen. Any help would be appreciated.

Brandon. If part of the property is in a flood zone your mortgage company will require you to carry flood insurance. If the home is built within the flood zone you will have no choice. If the home is not on the portion of the land that falls in the flood zone then you have some options. The easiest is to survey out the land that the home will be on as a seperate tract and use it for your mortgage

When I was banking we got hit with a flood violation because we financed a quarter section(160 acres) with a lake bottom(flood zone). On one corner on the opposite corner was a old home. Since it was one contiguous tract and the home was not surveyed out we were technically
In violation. Remember when dealing with government regulations common sense is not allowed
