    OOPS, I meant I have never heard of anybody paying a bonus of $2000 per acre. It is usually in the $hundreds.

    You guys are getting a great deal! Way to go...must be boucou gas down there!

      Not to hijack this thread but how do you actually get someone out to your place? No one has gone out to our ranch, but we see gas and oil wells going up pretty regularly around the area. Any advice?

        Dru the best way would be to get the landowner to grant an access easement that they have already been using for years. The landowner apparently hasn't cared if they crossed his land.

        Adverse possession would be the hard way and cost both property owners money in legal fees so I don't know why the landowner wouldn't grant the easement.

        They should talk to the landowner about granting the easement. A survey of the easement will probably be required by the lender of whoever buys the property.
