    Easement laws?

    Lucky me, the cable TV J-box is in the corner of my back yard. The neighbor cattywompus from my yard is ALWAYS having cable issues, and the cable company is constantly at my house trying to fix her stupid TV. My gate is always locked and doesn't have any way to open or unlock it from the outside. I'm tired of letting them in all the time. If I don't feel like it, or if I'm not home, are they allowed to break my gate to get in? If they do, can I go after them legally? I know there's an easement so they can get to it, so I'm assuming I have to let them in if I am home, but if I'm not, how far can they legally go to get in my yard?

    They at least owe me free cable TV over this

    Looked at my survey, there is a 5 foot utility easement. If they cross the yard diagonally cause they are lazy, I'm going off on them. And any equipment, cable, left outside that easement is getting destroyed or stolen by me without notice.

    I work for the phone company and if we have to get in a yard we are required first to ask permission if nobody is home we can jump the fence. We can't open a locked gate or take it apart to get into the yard. That being said, it doesn't mean that's how everybody does it. Jumping a 6' privacy fence sucks and it hurts no matter how you do it. The easy fix is get a dog.

      My BIL had a situation like this. The people that live directly behind him have been a total pain since he moved in years ago. Something went wrong (I forget what exactly) at their house and the guy needed to get in my BIL's backyard to fix it. He said that was fine and they told him what time the guy would be there. Well he didn't show up and my BIL had to leave out of town for work. The neighbors called his phone and left a crappy message. The next time he was home they called the repair man to come by. The neighbors rang the door bell and he just stood on the other side of the door waving but wouldn't open it. Boy that made everyone mad. He didn't want to give the repair guy a hard time though so he let him in the yard when he got there.

        You're fence may be in the easement. If you have a metal detector see if you can find your property pin. Fence guys are notorious (around here) for setting fences in the wrong spot, especially the back part.

        Cable Co are also notorious for running their crap in the wrong spot as well, which is probably what happened. All utilities and cable/phone lines/boxes are supposed to be in an easement. NONE are supposed to be on private property.

        Someone screwed up.

          One of the neighbor dogs has been digging and destroying her cable line. They will be digging and burying a new line in conduit. Unfortunately they will be digging part of my yard (in the easement) also.

          It's just been a pain because in the past 2 months, they have come by at least twice a week. It's getting old. I'm no longer answering the door when they knock. And the lady who keeps having her cable go out is one I'm at odds with. She's the head of the HOA architectural committee and complains every time I do ANYTHING without a permit, even though I always make it so much better. She's just gonna have to miss a few episodes of honey boo boo

            Can you move your fence and fence the box on the outside of it?
            They can dig in the easement and they are not required to replace any grass, plants or shrubs...so be nice to the crew so they will take care of you

              I would not tear anything up even if out of easement. You can be charged with a felony I they run phone across their cable tv. I have had to get in easements before and it is a pain, but I have called police and they helped my contractor take a gate off its hinges so work could be done.
