          Not necessarily.....it's about survival and economics. The annual cash outflow, related to operational costs (infrastructure, Taxes, payroll) probably far out-weigh their annual income related to tourism and hunting? Even though it seems like an awesome business model, the realization of today's economic climate is now setting in. Mix this with family members, with some of the younger members who are not really into living in the middle of no-where, doing the same deal they have done, year in and year out for many years, I'm sure they are now eyeballing the absolute CASH Value of the property outright (worth millions upon millions) without any oil/gas substrate below to supplement.....probably want to cash out now and reinvest these monies elsewhere to finish their lives without pressure?

          Pretty country doesn't necessarily mean a family can support large tracts of it without additional income coming in elsewhere, to hold it. This is sheep, goat country......beautiful as it is, ranching isn't what it once was. Exotic ranching has matured to a point, with competitive pricing to engage in this sport everywhere now, this industry peaked and is now starting to feel the throes of our current economy without any realistic rebound in site. Many of these family members as mentioned in their age group are realizing, the economy isn't turning around in the next 10 - 15 years well enough to match the "good old days." They may not live in the immediate area as well and now are getting hit with a monthly bill rate, paying out of their respective Trusts to cover, without any additional income to cover the losses? This is typically how these things play out....a BOOM & BUST scenario as is typical of so many niche markets.

          If it does go up on market.......those who purchase it will have a jewel but....they better have a very large disposable income to keep it going. Maybe some of the Eagle Ford ranchers down south, rolling in the cash now, can come up and purchase it outright, without a land partition and continue to keep it running....supplementing it with some of that oil money? Investment diversity....it's the only way to survive in today's economy.

          Sad deal but......it's the name of the game in today's current economy. There isn't enough money in exotic hunting and tourism...apparently there....to keep up with the bills? I suppose those who had the opportunity to hunt here did so a few times, then shifted gears to hunt elsewhere? Return customers in the hunting industry is tough.........very tough.

          The Natural Gas belt is starting to see some of these issues as well further west. As the FRAC gang get rolling down south.....the Natural Gas industry in West Texas is drying up and going BUST. Mountain Home is kind of stuck in the middle of South and West...the high rollers are becoming few and far between now and many of these high rollers have shot every exotic they wanted to (considering the pricing now "kill fees.")

          As many here previously stated...it's become a richer persons game and the last time I checked, these richer folks just got hammered with tax increases.

              the shame of it to me is that it's now family against family. And getting lawyers after family just seems wrong. Might not have been another choice. But just seems wrong.
