How Much for a 250 Acre Lease

How much would a 250 acre lease cost per year in Burnet, Lampasas, or Llano county? Assume that my family and I are the only lease members and that the lease would allow us to hunt year round.

Location location location. A lot of variables on any lease. Have any more info? Water, river frontage? Layout, brushy or open? Etc etc

Brushy, 2 small creeks, no electricity, well water, and it's mostly on 2 big hills.
