Wood Privacy Fence in Austin - Suggestions?

I live on a wedge-shaped lot at the end of a culdesac, so my back yard touches about 5 other lots. The longest length is about 160 feet, and is by far in the worst condition - as in, it's about to fall over. That area of the yard is pretty rocky, and a couple of the fence posts were obviously not dug very deep when the fence was last installed. I've been patching and ignoring it for over 6 years, but it's pretty much a "need to do" now.

    So:

Does anyone have any recommendations on fence builders in the Austin area?

Any ideas of the going rate for 6-foot wood fencing?

Since this is a shared fence, I do plan on speaking with my neighbor about it. I'm not sure if he would be able to help split the costs for it (recent health and employment issues), but he'll need to know it's happening. Assuming I use the same line as the current fence, should I legally have to worry about getting it surveyed or checked in any way?

All the other fencing around my yard uses wooden posts, but I've heard metal posts may be a better choice. Thoughts?

      Thanks, Andy!

I'd love to hear some opinions from others, so keep 'em coming.

So I don't have to start a new thread, anyone have any recommendations for gutters in the Austin area, too?

Which way do the boards face on the existing fence?

All fences are shared, but its always been my understanding that when the builders point the boards in to face your yard that is the section of fence you are responsible for.

Just know that while you've decided its time to deal with the fence, your neighbor may have other bills and unable to assists with cost.

They face the neighbor's yard. The home was built in 1974, so I would imagine any statute of which way the fence was built has long since expired.

I don't expect my neighbor to subsidize the cost, but I won't say no if he offers. I will, however, plan to face the boards to my side if I do cover all the cost.

If the boards face his side, the fence may be on his side of the property line, making the fence his. Surveying is expensive, but may solve legal and responsibility issues later. JMO

I definately look at a plat map and find the pins or stakes. You don't want that fence in the wrong place cause that will cause a world of issues. PM sent
