    Tips for property in hill country?

    We are beginning to look at property in the Leakey area and were wondering if anyone can off any tips or advice to help avoid some of the more common pitfalls. We've seen a lot of high fenced ranches in the area, so does that impact the free range wildlife any? Any suggestions for financing? We're just getting started so this is a shot in the dark, and I am sure we'll have better questions as we learn more. Thanks!

    Financing land is expensive. Over 7%. Save every penny you can or sell off investments. Every person has different means so as far as property suggestions or area it would depend on $. I can't afford what I want so I'll just keep dreaming.

      Make sure you check out water/well availability with a local well driller. Dry land can be really dry.

        the high fences do push animals other ways and if you buy small acrage and you have a large neighbor existing or new they can fence you out..seen it happen for smaller spots 100 acres or less with large neighbors..they have the money, hunted that area alot on a lease just north of Leaky...pretty county but the river makes it expensive if you get to close

          This. I have land in Burnet and with the drought the last couple of years it's DRY! Has a serious impact on the lack of deer that I've seen the last 2-3 years. When there is water in the tank, I see deer ever hunt. Where there isn't water in it, I rarely see deer.

            Thanks for all the insight so far. It does seem to be somewhat of a big ranch / big money area. We're definitely not that. Based on prices we're seeing online I think we are going to be looking at less than 150 acres. I know there's a balance between beauty, budget, and wildlife, so that's what we have to find. There were some places out towards Rocksprings, but dang if that area doesn't look like a wasteland.

            Tomorrow we're going to drive up to Mountain Home and Kerrville.

                Leakey seems like a good area. I browsed some real estate awhile back "for the future" and from what I could gather going east from Leakey land gets more expensive as you approach the bandera and northern San Antonio area.
