    Cotulla lease price

    Okay. Me and a guy were just talking at work and he informed me that he has 1000 acres in Cotulla that he may want to lease. As you can imagine I felt an excitement deep inside like I had won the lotto. I need to make this guy an offer so I need input from people who hunt in the area. I dont have full details yet but this is what I know.

    1000+ acres in Cotulla
    LF
    Has bukhouse/cabin with elec and water
    Not sure on stock tanks or other game water
    Hasnt been hunted in 10 years or more
    Owner says he has seen coyotes, deer, bobcat, pigs and some big black deer looking thing that he didnt know what it was.

    Give me some input guys. How much should I offer? He seems clueless on the hunting lease value, but I want to be fair.

      How about a number of hunters for that area? 1000 acres should support 5 hunters right? if not than more or less?

          Sounds pretty nice, bet he could get some good coin for it. That doesn't mean he wouldn't lease it out to you for less. I was thinking you could offer 7.5-10k ($7.5-$10 per acre) and go from there. This is probably wishful thinking, but you don't know unless you ask. Maybe You could always work your way up from there. You could always tell him he could probably get more but maybe he doesn't even want to mess with it and would just like a little money.

                I'm leery of S. Texas properties that "have not been hunted in years".

                Do your due diligence and don't make any offers without seeing the place first hand.

                  I wouldnt pay more than 10 thats for sure.... that would already be 2500 X 4 hunters. I hunted a bow only lease in cotulla in 2004 for a lot less than that- but it was cheaper than most.

                  I would even say at most 3 hunters @ 2500 would be nice.

                    I will make some trips to the property before I make an offer. The guy is in a different department than me but is lower on the totem pole than I am. I am pretty sure he is on the level.

                        $10 an acre is fair for unknown property and an unknowing landowner.

                          You might also want to confirm if there is any oilfield activity currently or planned on the ranch. That area is crazy with the Eagleford shale activity and many ranches in the area are impacted.

                            I would say between $10-$15 an acre. Its hard to say though till you get out there and see the place and what kind of shape its in. Is it overgrazed? overgrown? what kind of road system? do you get the quail rights? are all major things to look at.
