Water heater problems. Need advice please.

    If you have wires melting, save the hassle and insurance deductible from a burnt down building and buy a new water heater.

    don't listen to either one of these guys.....they are just master plumbers who own their own business and know nothing.

    but then again I also am a master plumber who owns his own business...so what do I know?

      Im just a journeyman plumber but......For flushing take out the drain plug its clogged with sediment, replace with brass nipple and threaded ball valve with a hose connection. This will give you the best flush and yes flush the heater with water on. Also I would replace the elements before I did the whole heater.

        I'm not a master or even a minor plumber but have had this happen a number of times. If you don't have the moolah to buy a new water heater at the momment, by all means replace the offending element...they are cheap. While you have the element pulled take a piece of tubing or even a coat hanger and rod out the inside of the tank. Don't be afraid to take out your frustrations in there. After doing this flush it out a bit to get rid of the loose calcium. This will give you a few years extra time.

          I replaced the bottom thermostat...

          and both elements seem to be working fine. I have a hose connection to my heater, but my question is can I run water in through that to back flush rather than doing the usual flush by turning the water on and running the sediment down?

            I'm not a master plumber but endorse replacing water heater.

            Not worth losing your home and risking your families safety. Even if you have to purchase a cheap one at home depot it would be worth the piece of mind to not worry about a fire.
