Anyone can do it. There are a few websites such as Texfile that you can use. They charge you per search. You are basically going to pull the deed and walk backwards through the previous owners to see what was reserved in the past. You can go to the county where the property is located and do it also. You can contact a title company and ask them to do one. I think the price would depend on how complicated the title is. If you want an attorney to put the answer in writing it is probably going to cost a few hours of his time. Just my opinion. I have always done my own.
What do you want done? Are you trying to find out if you or a family member owns an interest or do you want a full report as to executive rights, royalty, etc.?
A title company can perform a title search for you, but then it is up to you to interpret the instruments and figure it all out.
A landman can generate an ownership report, but every good landman is backed up at least 6 months.
A title attorney like myself can do the research and give you a comprehensive title or acquisition opinion, but it won't come cheap.
Feel free to PM me with your questions.

@ the grouse - I am interested in doing the research myself and have tried to search for the texfile and did not find. Is there a link you could post in order to make it easier for me to access? I have heard only some counties are electronicly accessable. Have you only searched wilson county? Thanks for the assistance...
