Thinking of selling, looking for info

Sorry I had to post this hear but I thought it would get more looks. I'm tossing around the idea of selling my lot in Twin Harbor 2 on Lake Livingston. Its 1/3 of an acre but don't know ( if i do sell ) what to ask. I don't want to base it of the taxable value. Any ideas for the east texas boys?

call an appraiser in the area and get him to do a comp search for you, he may charge you a little bit or he may not
