    Dealing w/ Neighbors Who Lease & Don't Give a Dang

    The neighbors on one side of us lease their house. Late 30's couple with kids. Seem respectable enough- 'cept there NOT. In the past 6 months I have called the HOA on them multiple times because they don't mow their yard regularly. They leave their trashcans out in front of the house for days after the city comes and picks them up.

    About 2 months ago the fence we share in the backyard begin to start leaning. I have asked them 2 times for their landlord's contact info so that we can arrange to get it fixed. The dude has told he would get it but basically has given me the finger because he is too lazy or just doesn't care. They have two awful dogs that stay outside 24/7 and bark nonstop. The last thing I want is for that fence to fall down and his dogs get mixed up with my labs. (Although it really wouldn't bother me if the fence did collapse and Maverick killed the little yip yip that wakes me up every morning).

    Anyway, I called the HOA and finally harassed them into giving me the contact info for the owner of the house. His last name is Yang and he lives in California. Sent him an email with these pics. Hoping he emails me back soon because the fence is gonna fall eventually and I am going to really ****** if I have to share a backyard with these people even for one day.

    I wish these people would just take an ounce of pride in their home. Lazy slobs. Rant over







    Anybody in Collin County do fencework?

    It isnt their home, hence they have no reason to have pride in it. Sorry for the troubles. I have known many people that own houses and rent them out and they all say renters are a major pain and they all tear everything up and trash the place. ( yall dont go getting upset at me, I was a renter once, too ) They say a good renter is worth their weight in gold.

      That doesn't look like a difficult fix. More than likely a few of the support posts are rotten and broken off at ground level, causing the structure to lean.

        You know i didnt have much growing up and what i do have now i really have a deep appreciation for it. Its sad how a lot of people just dont give a crap a out anything. I hope you get things worked out.

          Dude, you and I must live in the same neighborhood!!! FTR, my neighborhood has gone to the dogs and I have a neighbor that has a fence falling down as well. I fixed it twice last year out of my own pocket. This year I provided the stuff for him to do it and he has not done it. It has been over a month. We (wife and I) mow 5 yards in our neighborhood, his being one of them because they don't do it. He had the audacity to tell my wife that we did not have to do that because he pays someone to. Yeah right, once every two months. These folks are LOSERS to the 10TH Degree!!!!

            Was his first name Ying....LOL........(Ying Yang).Sorry we used to have crappy neighbors so we moved to a Nicer side of town...Anytime you are dealing with Rentals they tend to attract people that are too lazy to own and take care of a Home

              they are not the problem

              the hoa who is not enforcing code is. i'd jump their crap . . . . they should pay to fix it and charge the home owner

                  All the HOA can do is send out letters and bills. The Homeowners don't care. The HOA cannot evict them. They can file leins, but those are no good if they never sell the house. The HOA have their hands tied behind their back. They spend a tremendous amount of money to fight these things, but then in my neighborhood, many have stopped paying the HOA dues, which causes even more problems.

                    If these renters took pride in how they lived and followed the rules there would be no problem. We live in a nice neighbor with a rental house a few houses down. This guy parks his trailer in the street for weeks, and blast music out of his truck until 11pm if not later. Grown up punk kid!

                        Open ended quotes like this p me off to no degree. We rent. I am active military. We move every two years like clockwork. Why buy and have to leave my family behind while we try to sell. I treat my rental better then most treat their own house. Im the one who planted grass instead if having a dirt backyard ....do I need to go on? Im saving for land to build on when I retire in 6 years. Do NOT lump all renters together. End of rant...bad days make me grouchy.

                          Just fix how you want to (repair or replace) and then send the real owner a bill for half the costs. He may pay it.. he may not.... either way the fence is fixed. When we built our house, I paid for the whole fence around my backyard since there were no houses next to or behind me. Its my fence and I can do with it what I want without ever having to worry about the neighbors (its all on my property-- by an inch!)

                              My fence was starting to lean bc a few of the posts had rotted at the ground. Blackwell Fencing came over and concreted new posts and renailed the entire fence and added a few boards here and there for $350. Im in Collin Cty
