    realistic re-fi rates?

    guys trying to figure out whether to refi what i owe on my home or not.

    I owe $66K and paying 6.25% on a 30yr note. What can be expected with A credit on this amount for say a 10 or 15yr note?

    Those that do this everyday - sure would appreciate your feedback - thanks.

      I rei-fied last month and got a 15year at 3.375%. But I think it has gone up a little since then.

        How long have you had a mortgage. With 66k as a balance it seems you either put a lot down or have been paying a while. On a 15 year you should be below 4%. if you have had it a while you may be paying more on principal than warrants doing a refi. I am in no way an expert.

          low 3's. only problem is some lenders may not do that low of an amount.

            I did something similar recently. with credit union there was ZERO closing cost... got a 5 year loan... soon I will be done.

            Check their websites, they have the rates posted.

              Closed yesterday on a 15yr 3.25% and they came to the house to do it on a Saturday

                Typically trying to refinance anything under $100,000 will need to go through a credit union.

                You should still be in the low mid to low 3's on a 15. Credit union's may offer a 10 yr.

                Make sure you shop the rate.

                  I'm in Louisiana and his rates beat my mortgage broker by a full 0.5% which will save me several hundred dollars a month

                    We refinanced under 100,000 over a year ago and did not have to go to a credit union. Everything i did I did over the phone except for signing the final papers. Only did a 10 year note. Some of the refinance cos. will not look at small amounts. I looked into Lending Tree and their minimum was $200,000.

                          I think the minimum is $40000.00. I can help you on the title side. Ours fees are the cheapest around, and we will send a notary to meet you at work, home or even a restaraunt. PM me if you need title company help.

                            My minimum is $50,000. I would be happy to look at your situation. I would expect about 3% for a 15 year refinance.
