holepuncher i have not seen the place yet, we have just been talking over the phone, the guy who found it lives in clyde and knows the ole boy with the property, the guy that lives in clyde said that the place is in a really good/neat spot, it would be year round access, we can take any leagal limits of game and all the hogs if they are there. do you think that if 10 gkuys killed 10 buck isnt that to many deer for 2000 acers.?

Tim, it depends on the place. If he is saying "shoot all you want, as long as it's legal", then I'd ask a LOT of questions and want to look and/or see LOTS of pictures of game. There are plenty of deer in that area, and there are lots of hogs in some parts too. But, just like everywhere else, there are a lot of places that get way too much hunting pressure with no regard to management. I'm not saying this place is one of them - I don't even know whose place it is that you're talking about.

If it's not one of the places that has had every buck shot as soon as he sprouted a forked antler, then it could be a very nice lease. If it is not shot out and you need another lease partner, let me know. I might be interested myself.

It's really getting ridiculous as far as lease prices go, to me. I can't fault the land owners. There are way too many people willing to pay "managed ranch" prices for unmanaged and mismanaged leases. If there isn't a buck older than 3.5 within 5 miles of a place and there is 100 acres per lease hunter on a place that the owner's family also sneaks in and kills deer off of......no thanks. $2,000 for 200 acres per hunter....for my money, it'd have to be a place that had enough mature bucks to go around with an ongoing commitment to keeping it that way. I can kill does and spikes for free on several places.

shane i dont know the whole story on the place. but beleive me if i spend my hard earned money somewhere i am going to do some investigating, and i really dont want a place from year to year would like to sign at least a 4 year contract to lock in the place and the price. i dont think it has been hunted for a few years.

I hear ya. Maybe the place has some promise if it hasn't been overhunted. Trust but verify, they say.
