thanks for all the info! I'm still looking at different options. What about foreclosures? Worth it or not? Some people run away from them and others see it as a good investment option. I realize the risk is it is sold AS IS condition.

One of the negatives about foreclosures is that a lot of different parties have to sign off on the deal. The process can get drawn out and take several months.
