We are moving the gate on the ranch

We bought our ranch a little over a year ago, there was a 650 acre section bordering us that was for sale at the time, it was just too big of a hill for us to climb to buy it at the time, I tried to get a couple of buddies to buy it with the intention of us buying it back from them down the road, never was able to get that deal worked out. It was really bugging me about someone else buying this property, it is about the end of the road as far as deer country goes to our south, the other property to our south and west is pastureland and the city. I felt like this was going to be the only time we could add to our ranch, the two properties to our north are 2400 acre tracts, they not for sale and way out of our reach if they were, I decided to make the sellers an offer that was quite a bit less than what it was listed, also threw in an owner finance with 50 % down and 5 year note at 5.5 % interest, to my surprise they took it, did not even counter. The land was inherited by three grandchildren, they had not even been on the place in almost 30 years, we close tomorrow morning at 10:30, guess we will go change the lock on the gate

That is great news for you and your family and it was obviously meant to be as they say. Congratulations!

I haven’t heard that saying in a few years.

Yes the boys and I are pretty proud we were able to get this property, now we have to put up 4 more feeders and pens, the feeders are sitting right next to a gate that goes from our ranch right into the new ranch ( bought them and hauled them out there the day after signig contract two weeks ago ), we border it for 1 mile, there are actually 3 really old never used gates that go into the new place, now they will be left open, we do not run cattle and do not plan on it, one of these days we may get 3-4 longhorn steers to look at. Another thing that is pretty neat, it only has one access from the highway and you have to go through the neighbors easement to go in it, other than that there is a long 100 acre stretch between us and that highway, so we did not even need the the neighbors easement, worked out well for us.

That's great news. My dad aways said find the money because you most likely only get 1 chance to buy your neighbor's property.

                          Congratulations.
