    The house is in Oklahoma, If they didn't counteroffer for the condition of the roof then they are as clueless as was the inspector.

      I’d contact the buyer and make the offer. Costs you nothing to ask.

        So we spent the 10k on the roof, then we accepted offer at 10k off asking price. Then they wanted us to come down the whole cost of a new roof that he had quoted at 17k. We were talking about doing it but wanted to speak to the company that put the roof on in Oct to see what they would do to fix their shoddy work and I guess we could not move fast enough (less than 48hrs) and buyer asked to cancel the contract. I know good and well he was never going to put on a new roof, just wanted an additonal 17k off. I spoke with a worker for the roofing company that we used and he agreed that the hole that was covered with flashing was not appropriate and they would fix but I have not been able to speak with the owner yet.

          Count yourself fortunate...sounds like buyer is a flake.

            I would fix that from the underside. Square that hole up carefully with an oscillating tool. Cut a piece of plywood to fill the hole and install a 2x6 between the rafters to support the patch. That tin being there is not going to make the roof leak just have a weak spot if stepped on. Did the inspector mention no H clips?
