    Do we have any farm and ranch realtors familiar with Milam and Bell Counties?

    I have an opportunity to purchase some land (off market) in Milam County...but I am not sure if it is a good deal or not. A significant amount of the land (60-70%) sits in the flood plain so future development would be out of the question. That being said, the property is absolutely beautiful. I'm just not sure how this affects current value and resale value going forward.

    If anyone knows this market inside and out, I would be interested in hiring you as a consultant for a few hours to go out there and look at the property, pull up any comps, and help me come up with a realistic market value.     If it less than $20k/ac just buy it. Somewhere tongue and cheek there, but I'm probably not too far off with that statement. 100-year flood plain land tract near a place I hunt is on the market for $17k/ac. I'm sure they will get it, even without utilities. Waller county, though. It is just crazy expensive. I'm sure it's the same there.

          Mike Bacon with Texas Ranches - I owned 600 acre ranch in Bell County - paid $750,000 for it and Mike sold it for me for $1.8 million - he is first class and good at what he does

            Mike Bacon is a good guy.

            I don't work Bell or Milam but can help you with the flood plain question as it relates to values of ranch property. Just can't help you with market values in those areas

                Thanks for suggestions. I just got back in town and it is under contract with someone else. I figured it was the type of deal that I needed to pull the trigger on immediately or else I would lose it.

                Side note, I was in the Florida Mountains helping/spotting for my brother as he has an archery ibex tag. That is the most ridiculous hunt I have ever been a part of. He's still out there chasing him. I can assure you I will no longer apply for that archery tag. We were watching ibex every day, but getting to them is an entirely different story. Those animals, and those mountains, are nothing short of amazing.
