Help finding a landowner/phone number/skip tracing

I am trying to locate the owner of a property that is help in a Trust. The appraisal district shows the owners address as a PO Box. I am pretty sure the ownership is fractured and sending letters to the PO Box isnt working.

Does any one have a private investigator who could help? Or a good reverse address website better than whitepages.com?

Might try the Texas Dept of Banking and see if the trust is registered?

Looks like the site says co9ntact the county clerks office where the trust was set up.
