    Denison TX guys?

    Denison TX guys?

    We are considering moving from DFW to Denison. Anyone up there and have any recommendations of the area?

    We have retired, but still own businesses in DFW. We need to be in town a few days a month.

    This move gets us closer to ranch (we would move there, but the wife ain't up for pure country living).

    Also gets us close to Texoma for fishing.

    Dallas is stretching N fast. Ready to get out of this city neighborhood. We live in Rowlett, and it's getting junky unfortunately apartmentsand and condos goingup all around us.

    Any insight be appreciated, heading up to look at some houses today. We drove around yesterday and saw lots of cool architecture and options.

    Nice town with a cool downtown. The gated neighborhood off 120 is very nice, I have a few friends that live in there. Whole area between Denison and Pottsboro is pretty and if you find some acreage you will have deer. North of Denison and west of 75 towards the lake is very nice as well. I personally would avoid living on the east side of Denison, it can be a hassle getting back over to 75.

    Best restaurants in the area are City Limits (burgers and drinks), the Library (higher end), Grill at 84 (higher end), Rustico (higher end Mexican) and some spots in downtown Denison. All of those restaurants are either in Denison or easy access from Denison.

      Isn't Sherman the more attractive community these days? I would look around Pottsboro.

        Lots of construction going north. Been moving north running from the construction over the past decade and it keeps catching up to us. Denison is starting to grow the same as N Dfw. We were considering buying 10 acres up there to build on in the future but I don’t want to be surrounded by apartments in the next ten years. MIL lives in Denison and it’s not a bad area. I’m just afraid of what’s to come of the area.

          Prob need go a little further north !
          To avoid the growth, you’ll need to get to Nebraska at the least.

            Depends on what you call attractive. I don't consider cookie cutter homes on 0.2 acre lots and apartment complexes attractive.

              We have a lake home up there, really nice area, wish we would spend more time there but life tends to get in the way. That area is about to explode with the margaritaville and Hard Rock Casino going in, the 30 B dollar TI micro chip plant, 7500 home development between lake and Dennison, several hundred homes up near the casino west of Durant.

                I live outside Collinsville on 30 acres we love it up here, moved from Frisco but lived on acreage there too. It's booming so fast your question is unanswerable. Big area west of Howe off 902, all depends what you want. Tollway eventually about 4 miles from me, right at 902 and McDonald rd. Big developments going on east Tioga, PD chief was at bible study this morning. You can PM me any questions west of 75. Mother in law lives on 3 acres in Denison it's a nicer town than Sherman. If you want my number PM me.

                  I personally would stay west of hwy 75. Something about the east side.

                    Denison is rapidly growing. I'd look further north. North West.

                      East or West of Sher/Den. Choose wisely. Stay away from 289 unless you like concrete. It's coming.

                        I was out on 1417 the other day for the first time in a year or so and couldn't believe it. The "growth" was crazy.

                          If you’re between 75 and 35 it’ll be solid concrete to the Red in 15 years or less. If you’re stuck on Denison look west of 75 towards Pottsboro, nicer area with less trouble. Population in that area will double or grow even more in the next 5 years so be prepared.

                          everybody has the same idea they’ve had for the past 40 years… move a little further north. Frisco was my hometown of 6,000 people up until the mid 90’s, you know what it is now. If it’s people you want to escape then look west of 35 (St Jo/Muenster) or east of 75 (Honey Grove/Roxton/Paris). I wouldn’t buy anything in that area with wildlife in mind. Fragmentation into 5-15 acre tracts will ruin a lot of that in the not so far future unfortunately.

                            Built a house 21 years ago in Gunter on a couple acres. The growth heading north is unbelievable. Cement trucks up and down hwy 289 increasing daily. Personally I would look at Pottsboro, smaller town, less crime, better schools, etc.

                              I lived in Bells for a decade. A fantastic small town, loved it there. Not far from Denison.
