The Unwritten Rules of Being a Good Club Member

I have an Uncle that is getting a lease together with some of his buddies and their close friends. He was asking me about any pitfalls or potential issues that he should look out for or try to address up front with his lease mates. So I thought why not ask the most experienced bunch around about this subject.

In your experience, what is the worst habit or behavior that you have experienced often enough to add to your club rules? For example, on my family's place we have a rule that you stay in the stand until you're picked up. Our deer are used to vehicle traffic but will booger for a while if walk up on them.

    Thanks for the look.

First things that come to mind that would be good to get in writing up front:
    - guest rules
    - Feed cost sharing
    - Communal blinds vs reserved spots
    - bow vs rifle
    - rifle pig hunting by non bowhunters during archery season

    Rule:
    - no booze cruisin on ATVs/SxS's through other folks hunting sets during hunting season (even during non hunting times)

On the communal blinds vs reserved blinds, if you go communal it would be good to have established the process for who hunts where in the rules. First come first serve, pick a card, does the card mean a certain stand or choice order, etc. It shouldn't be complicated but it can get complicated if more than one wants to hunt a certain stand

Other things that can upset folks is the non hunting aspect and people not doing their part:
Picking up and disposing of trash
Cleaning cabin if community cabin (bathroom, sweeping, mopping, dishes, etc.)
Meals - eat together (who cooks, who buys, who cleans) or everyone on there own
General maintenance - mowing, cutting wood, clearing roads

I leased a single year. The rule i listed was something that i'd never experienced before (spoiled hunting fmaily land) and was a deal breaker.

I feel like I could write a book after 55 years of deer leases

biggest problems that come to mind first:

needless driving day and night thru lease

too many guests / guests hunting other blinds

            ”trophy” rules not followed

            BP

            .

                Follow the landowners rules always.
Know and obey the rules on gates.
                Don’t be a Richard.
Stay out of your leasemate’s setups.
Don’t rut up the roads when it rains.

Need a work weekend plan and what that entails. Seems to be the biggest issue when it starts getting hot.

Besides the given (common sense, legal, etc) would be 1. management plan. NOTHING worse than a newby shooting a 4 year old with HUGE trophy potential.
