    4x8 business sign monthly charge

    I went by one of my properties in Conroe and had a neighbor that lives down the road mind you I had never met the guy before today. Stop at the property to ask if he could possibly setup a 4x8 business sign in the corner of that property. I usually keep up with the maintenance given it’s just a corner 1 acre lot and this property sits right on the corner of a 4 way stop sign where my street leads into an estate neighborhood. My property is fenced in with rod iron fencing and the traffic at that corner stays busy.

    I first purchased the property with the intention of building a house there but the county is working on expanding these road into a 4 lane road here in the near future. Construction is literally down the road and my property is now considered commercial not residential like I originally bought it.

    That being said what would be a fair price to buy this guy and allowing him to setup his sign? Any feed back is welcomed.

    We got as far as to maybe renting out the property to his for storage of his heavy equipment which he stores down the road -
    at a store facility.

      I just talked with a guy last week about this same situation. He is charging $200 a month for a banner on the fence I provide the banner 4x8. If I pay for a year it’s $1200

        My wife's portion on this sign is 4x8, she supplied the sign (estate sale), and she pays $75 a month. There are two sides with room for @16 signs.

          If you have nothing on the property and all you are doing is maintaining it. If this was me, I'd just ask him to maintain the property monthly. Even if I was charging 500 a month for a sign, I feel my hourly rate, gas, repairs I'd be breaking even. Let him maintain it and free up some time on your end for other projects. Help keep the tax man off ya too for additional income.
