    Private REITs

    Curious if anyone dabbles in private REITs? I know some of the negatives are higher fees, less transparent and not as liquid as public REITs. Curious on any feedback on these and experiences. Thanks

    Have dealt with a few on the RE Brokerage side, currently the only commercial/industrial space available is owned by some of these private REITS. Seems like accountability is the biggest issue, they have buildings sitting empty because someone making the decisions feels it needs to achieve X money rather than the 10% haircut the current market will bare. I would rather be making a 5%CAP than a no CAP trying to achieve a 10%CAP. JMO

      liquidity is a real issue. and good luck getting a real statement with any sort of accurate performance evaluation (accountability)

            Most of those prospectuses are 200 pages. That’s my red flag, some do good but it depends on the market.
