    Can roll up doors be sealed well enough for AC?

    Hoping to plan a shop/“entertainment” building soon. One building, with a wall between the shop and entertainment area.I was thinking about putting a roll up door between the two.(will also have a walk thru) will have AC in the entertainment area, and maybe a mini split in the shop area. Can the roll up door be sealed well enough to do this?

    Not efficiently, but my facility I had for my business had roll up doors, 4 of them that were 12 foot wide x 18 foot high and we had the warehouse/shop air conditioned... granted there were 4 units in it to keep it cool. 2 of the doors were not used and had big insulation blankets on them, but 2 were opened/closed multiple times/day every day. They were not insulated and at the top, there was the standard gap like most all roll-up doors have,even had birds get in the warehouse from time to time because of it. Yet we still air conditioned it successfully. Was an 8,000 square foot shop all high bay... Bill ran about 900/1000 bucks/month. I thought it was reasonable for what it was. Don't get me wrong, I'd NEVER build a shop and put in roll up doors myself. I bought that building and it was already outfitted with those doors.

      There are sealing strips available to seal up around roll up doors and they do a pretty good job but are pricey. Even with the seals though, the doors are still uninsulated.

          We just put brush seals around our 2 12x12” roll up doors in our 1000 sq ft insulated shop along with a 24k btu mini split and it will keep the shop in the mid 80s during the day. We mainly did this to keep it more comfortable to use our golf simulator and for when we have get togethers or are working out there. It’s not perfect but better then nothing.

            Not the most efficient situation, but our 1200 sq ft shop stays nice and cool in the summer with two roll ups and an AC

                I have brush seals on my 12x14 rollup door on my shop. Seem to work well enough if the door is installed correctly.

                  Roll-up doors OR overhead doors? I have two overhead doors in my “barn”, both are insulated and have the rubber seals on the sides and top. It works good. Can keep it in the mid-high 70’s all day when it’s hot out. But I also had the walls and ceiling spray foamed pretty thick. It’s only 1200sf with a central AC unit.

                    I did the same and it works satisfactorily. I also wanted to keep insects, etc out as much as possible and they do a good job of that too.

                        They make some really nice insulated overhead doors now. Our friends bar has 3 of them and with the insulation they do not let the cold in over winter so would be fine in your heat with ac. Theirs are bronze colored with 9 nice windows.

                          Can always be done. Most shops that want to be climate controlled I would highly recommend spray foam. Then depending on the heat
                          load of the opening closing of doors or if an overhead door will be open for lengthy times etc. once that’s all determined then can decide on what size is needed to maintain 70 when it’s 100 outside or however you want to design it
