    Lease pricing...

    I know these type of topics have been done to death, but here we go again. This is not a "What would you pay?" question. The question is...

    What is the "going" rate for a place that...

    * 250 acres part of a 2500 acre pasture
    * legit chance of a 130-140 class buck, maybe 150 class
    * water and electricty included in price

    How much would you imagine this would be per spot?

    Its hard to say...I guess it depends on first, how many spots and then price-per-acre for the land given the scenario you've mentioned. I've seen small leases advertising trophy class deer go into the $20-ish per acre range and then divide the total cost by the number of slots. For 250 acres I wouldn't go more than 3 spots personally. In an ideal world you could lease it for less than $12 per acre which would bring the cost to $1K per gun for 3 spots

      Per spot don't know, hopefully there aren't that many spots on 250 acres. I'd imagine in $10-$15 per acre total range. Don't think I'd go as high as $20 per acre total on 250 acres.

            I'd say still somewhere in the $10-$15 per acre range. Maybe more depending on county and neighbors and a few other things. Hard to want to pay more than $3750 by your self.

              If it went for less than $20 per acre I would be surprised. $2500 per gun if you put two people on it.

                  holy crap at those prices i better not ever loose the place im on now, granted the biggest deer ive seen might go 130 but still i like meat and the time away.

                    It seems the smaller the lease the higher per acre they want to charge. If there was a legit shot at a 150" deer I'd imagine it could bring at least $10 an acre.

                      $2.5k to $3k. 2500 acres, 10 guns at $10 an acre. It may be a little higher but I wouldn't expect it to be any less.
