    Thoughts on this N. TX property

    I'd like to hear any thoughts on this place based on the aerial provided. It is around 80-90 acres with nice little house, a few ponds and some cultivation. There is quite a bit of cultivation on surrounding properties as well as road frontage on the west side. The primary purpose of the place would be family recreation/hunting for the kids. We have been kicking around the idea of buying some small like this. It is an area with quality hunting and a varierty of game.

    I think it looks good. Good mixture of brush and cultivation. Looks like a good funnel.

          Looks like it may be too open. I'm starting to look more for a place for my wife and I.

            Has a lot for that sized place. Nice areas for food plots, dove field etc, drainage , camp, road footage, does not appear to have other easements thru it. One thing to think about is how open is the road frontage? If it is too open you may have some trouble with poachers. You can plant trees and shrubs along it if necessary. Does it have a good well or county water? Nice place.

                A pond? Does it have lilly pads and a jogging trail. A park bench perhaps?

                  If it's in deer country then it certainly has enough cover to hunt and hold deer.
