    House design questions!

    I am a builder and meeting with my designer Tuesday to re-draw an existing plan and draw an entirely new plan. These homes will be built as specs on half acre lots, about 2100 sqft first floor and 700 second floor. Sales price about $265,000.

    1. Would you and your wife buy a house with no dining room, but extra large breakfast room?

    2. Would you buy a house with a dining room but no breakfast room but an extra large kitchen with oversized island that sat 4-6 barstools?

    Both would be open floorplans. Any feedback is great.

    if that is considered a starter home in your area, then probably so.

    I could do without a dining room.

    Lots of people have dining room tables that they spent a bunch of money on and they want a place to put them. The idea of having the family over for holiday meals is a big part of the dream of home ownership for some people, even if it never happens

    probably a better idea to make the breakfast area nicer (and big enough) to put a dining room table in it.

    my question would be where is all the square footage going?
    a 2800 square foot house and you can't find 175-200 square feet for a dining room?

    can you take a picture of the plan?

        My wife is very educated in home design and just this morning she was telling me formal dining is becoming a thing of the past

            If I wasn't married I would. Of course, if I wasn't married I'd be living in a sub-2,000 s.f. house with minimal frills. Since I am married and we all know that keeping momma happy is important, my answer would have to be no on both accounts. Breakfast area, formal dining, at least two living areas. We have our house for sale currently and those are just three of the current requirements for the next house.

            To each his own though. I'm sure there are people that wouldn't care one way or the other.

            Also, I don't need an explanation but I don't see why it would be tough to fit both into a 2,800 s.f. house. Your plans / Your deal. I just think you might be reducing your pool of potential buyers.

              Our house is right at 4000'sf and no formal dining room. Oversized kitchen and breakfast room. The trend seems to be less number of rooms with larger rooms and large bathrooms. We have 2 master bathrooms and 2 other full baths. My wife is in the process of tearing walls out now to open the house up a little more

                    1. Yes. In fact, that describes my house, which I designed myself. The dining table in my breakfast area seats 8.
                    2. Yes. I also have a bar that seats four and that's where we eat most of our "everyday" meals.

                    I've never liked the concept of formal dining rooms. For me, it doesn't make sense to drop an extra $14,000 for a room I'm going to use three times a year.

                      We are building now.

                      What was supposed to be the formal dining became a workout room and we enlarged the breakfast area so that an 8 seat table fits. Additionally there is a 4 seat island bar.

                      I see no use in having a room that only gets used on Christmas & Thanksgiving....

                        I would choose #1

                        My wife would choose #3. #3 = all of the above.

                        Formal dining rooms end up being nothing more than a glorified folding clothes room.

                        Kitchens and bathrooms sell houses.

                          I like 1 over 2. Most formal dining rooms I have seen are catch alls that seldom get used for dining.

                            In our area 2 eating areas would be required in this size house but not 2 living areas. Formal living areas around here don't work anymore. You might try to design them where the formal dining could be used as a living area based on how the buyers would use the space.

                              No. 1 is the style of my house. We siphoned through at least 100 floor plans, and then modified it to our liking. Didn't want a formal dining room, due to lack use and wasted space.
