    Lease pricing

    We are looking at a small (400ac) family lease in Coleman county. The property has NO lodging, water or electricity available (roughin it!).
    What is the market price per acre?

    I would not pay more than $10 per acre and hunt no more than 4 people on it.

        Wow, more than I would have thought for 400 acres with no ammenities. Is Coleman county a good county?

            No ammentities? Bout $7-$8 an acre. Seems like the smaller the place the more they want to charge, though. Would be a good place for 3 or 4 guys.

                        Coleman, you are probably going to end up paying $ 4000/$ 10 per an acre. When I was looking, it didn't seem to matter if it had imenities or not.

                          $10/acre seems to be the going rate. No price gouging going on here since they are friends of the family. We are just working an arrangement for some deer hunting and a Men's dove hunt retreat for our church. Great property that is south of 67 and off FM 2131.

                              This is the area we're hunting this year. I hope we get some good rain before september. You can find some deals better than the going rate just depends who you talk with. Good luck this year hope you get a deal worked out.
