    Housing dilemma College students

I would love feedback and opinions from the green screen on this one.
I am buying a condo in North Dallas for my son and some roommates to live. It is 4 bedrooms 3 baths. 2 bedrooms (One on the 3rd floor and one on the 1st) are very large with their own bathroom. The other two on the 3rd floor would share a bathroom. My son will be in one of the two big bedrooms. There are 3 other teammates that will live with him. I need to cover 1200 a month. How would you approach this knowing they will be teammates. Who gets which room and how much is the rent for each. I am listening to all ideas.

Guy getting big room with bathroom pays $500
      2 others splitting a bathroom pay $350

      Or...

If they are all friends just tell them rent is $1200 a month split 3 ways and yall can draw straws or arm wrestle or whatever to figure out who the lucky guy is that gets the "Suite".

Let them decide. They will come to a reasonable solution.

Bigger room and private bath should pay more.

Do it by sq ft. There is x amount of total bedroom square feet. Divide that into 1200 to get cost per sq ft then times that by sq ft of each room.

Everyone pays equal amount based on their living space.

I used to live in a big house with some roommates outside of fort bragg and we all paid equal, it didn't bother any of us that only one guy had the master, we all used the rest of the house.

When I was in school (just got out less than a year ago) it seemed like we had this issue at every house I lived at. We would typically make whoever had the bigger room/bathroom to themselves pay more. In your case I would set the rent at $375 for the 2 shared bathroom-rooms and $450 for the bigger room. I know it doesn't seem much like that much of a difference, but it might keep the guy with the bigger room from feeling like he is entitled to more since he pays more ($500) than the other two guys. It will keep all the roommates at kind of an equal level. We never, in my case, had arguments about picking rooms, except I had a roommate who was very into his clothes and had more clothes than a woman. All he ever requested was the biggest closet, which in all 3 houses we lived in thru college was surprisingly not the room with it's own bathroom so it usually worked out for me.

Draw straws. I'm in a duplex with two other guys in CS and one had senority at the place so he got the extra bathroom but we all pay the same amount. Its not really that big of a deal with the bathrooms though.
