    I would get an appraisal and inspection before I started. FIx all the little stuff that you have been putting off. I would suggest fixing most everything. Most buyers are not a buy as is DIY type people. Last house I had, needed new roof(hail), paint trim, foundation leveling on one corner, and a few other very minor things. I had the house discounted for all repairs and on the market for 3 months. I fixed everything, raised cost 10K above repair cost. and sold in one week. Sold it to someone who looked at it proir to repairs. Had 2 that wanted it at the same time. Title company should be able to supply you with your real estate contract. Then title company and borrowers lender will handle everything from there. NOt hard to do, finding a QUALIFIED BUYER is the hard part.

      Check the laws and regulations for MS as there maybe small differences between states. Most of the advice on here relates to TX. If you have the time and are willing to do the leg work you can save money, but most agents can help find financing as well as locating buyers. Years back some agents would try to get you to put up a bonus (bounty) for selling your home. No bonus, no lookers. Anti up a bonus and then you get a solid stream of lookers. If you have time do research and try selling it yourself. You can always list with a real estate agent if things don't work out.
