    Hunting lease liability insurance

    Our landowner requires us to have liability insurance. Where is the best place to get insurance for a hunting lease? The property is 440 acres, in case that matters.
    The ones I have found are Aug 1 to July 31. Our lease runs March 1 - Feb 28. Does anyone offer a 12 month policy that starts the day you buy it?

    If they want a stand alone policy go to your nearest Texas Farm Bureau office and get a PIC (Personal Insurance Coverage) policy. It will cost around $50/year

    If it was me I would show them the Declarations page from my Homeowners policy as your Home insurance should have personal liability coverage included on it

      Ditto on the personal liability with home owners coverage. Our landowner just requires we list her on our policy as an "additional named insured." There is no additional cost for this on your personal insurance.

        My landowner, who I've leased this property from since '93 on a handshake, had a contract drawn up last year(which I am fine with). There was a clause about lease liability insurance in it. It was the first time I had ever heard of it. I asked her if we could just add an addendum to the contract saying that she would not be held responsible for any accidents and such on the property. She agreed, we all signed, it's all good. It sucks that the world has come to this point where a landowner has to cover their butts because of the sue happy society.

          Our ranch requires a large blankent policy that costs each member about $100/yr Keith...has to be 12mos.

          I'll see if I can get details.

            "Recently, the Texas Legislature enacted statutes that offer additional liability protection to landowners who lease recreational (including hunting) rights. If the total income derived from all recreational activity does not exceed twenty times the annual ad valorem taxes assessed on the property for the prior year, the landowner does not assume additional liability risks."

            This legislation was passed several years ago. Ad valorem taxes are property taxes.

            If your lease fees are less than 20 times the landowner's ad valorem taxes, then you and he can draw up something that says both know there is no liability risk due to this law.

                I remember some one on here had a contact for this....It was in a thread titled" How I found 6 leases in 6 weeks" or something along that line.....

                I remember whomever he was using, the cost was very little

                  Thanks for the replies. I have found this http://ahuntinglease.org/ for less that 499 acres, it is $175 a year. The coverage looks great including tree stands and ATVs and they have zero deductible.

                    We used QDMA for a insurance on a lease I was on a couple of years ago. I forget what it cost but it covered everything, including if the campfire got out and burned up all of the timber on the place.

                        I believe QDMA policy starts and ends around August. So to cover our lease term, we would need to pay for 2 years.
