    Question for the home builders.

    I am trying to make my final decessions on our new home and I'm stumped over a 10/12 pitch roof or a 12/12 roof. Our plans show a 12/12 and in my opinion I think it is too tall. But as far as resale and price savings which would you do? I am also keeping the tax man in the back of my mind too.
    Let me know what you think.

    Answering via phone, so a short answer. 10/12 will be cheaper generally speaking, really hard to get "forensic" without seeing plans though. I assume you are in this area, so there are no real climatic reasons for 12/12 over 10/12. Also the type of roof makes a big difference. IMO there is such a small performance difference in our climate between the two, go with the look you like.

      Won't make much difference in the budget. Both are steep roofs. See if you can look at scale drawings of both and go with what you prefer.

        I'd go with a lower pitched roof if you ever want to put up Christmas lights.

          This home is going to be a country style home with cedar columns. I just don't want to look back and wish different. Thanks for your input.

            If this is the case my recommendation would be 10:12 pitch. In some cases and depending on the plan we often combine a 10:12 on the sides and 8:12 front to back.

              Is it 2 story or would the pitch effect the size of rooms or shape of rooms?
