Did I give my friend bad advice on lease?

Got a call this afternoon from a guy that I would call a novice hunter but he's good people...he had a lead on a 160 acre hunting lease near Christine (brush country betwen Choke Canyon and Jourdanton) all low fence, rough cabin, all brush, no tanks...they wanted $6000 ($40 an acre or $2000 each for three guys) He wanted it for him and his two brothers...I told him that was too much...

Was I wrong? Does anyone have three openings on a lease I could send these guys to? I've met all three of them and they are good guys...safe, but not really super experienced hunters...gun hunters, not bow hunters...

what are you guys getting for $2000 a gun within 2 hours of San Antonio?

I personally wouldn't pay that much, to each there own.

3 guns on 160 acres is the bigger issue...

what kind of animals are there? If its less than 3 hours from home, lots of animals and a landowner that is easy to deal with, I'd say its worth it. but 3 gun hunters on 160 acres could be a little scary.

That is good advice. There's some pretty descent sounding places on leasehunter.com right now. What are they looking for? I can give you some numbers.

The country has the potential to produce 150+ class deer but obviously it isn't gonna do that every year for three guys. The landowner says they can each take two deer, no restrictions. It's about 1 1/2 hours from SA.
